Warranties cover the membrane as installed, not as modified

Most flat roof membranes carry warranties between 10 and 30 years. They typically cover defects in materials and workmanship as applied to the membrane installation. What they do not always cover is what happens to the membrane afterwards.

  • Penetration conditions vary by manufacturerSome warranties require any fixing through the membrane to be pre-approved and detailed with specified collars or flashing. Others exclude penetrations from cover altogether.
  • Sequencing puts the fixing after the warrantyWaterproofing is almost always finished before balustrades go in. That is logical for the programme, but it means fixings are drilled into a membrane that is already warranted as complete.
