What is BalcoDeck® and what makes it unique?

BalcoDeck® is the UK's only patented non-penetrative balustrade and decking system designed for flat roofs. It is manufactured by Balconette and features a unique non-penetrative fixing method that doesn't pierce the roof membrane, making it distinct from traditional balustrade systems. This patented technology is exclusive to the UK market and is specifically designed for roof terraces above occupied spaces.

How does BalcoDeck® preserve flat roof warranties?

BalcoDeck® uses a non-penetrative installation method that doesn't compromise roof membrane warranties. Unlike traditional balustrade fixings that penetrate the roof membrane and can void warranties, BalcoDeck®'s patented system maintains the integrity of the waterproofing layer. This means that the flat roof warranty remains valid even after installing the balustrade and decking system.

What is the difference between penetrative and non-penetrative balustrade fixing methods?

Penetrative balustrade fixing methods involve drilling through the roof membrane to secure balustrades, which can compromise waterproofing integrity and void flat roof warranties. Non-penetrative alternatives, like BalcoDeck®, secure the balustrade without piercing the roof membrane, thereby preserving waterproofing, maintaining warranties, and reducing long-term leak risk and maintenance issues.

Is BalcoDeck® compliant with UK Building Regulations?

Yes, BalcoDeck® is compliant with UK Building Regulations. The system is designed to meet balustrade height and guarding requirements for roof terraces as specified in UK Building Regulations, making it suitable for roof terraces above occupied spaces while maintaining safety standards.

Who is Claire Miller and what content does she write about?

Claire Miller is an author for BalcoDeck® who writes technical and educational articles about roof terrace design, balustrade regulations, and non-penetrative fixing solutions. Her content covers topics including UK Building Regulations compliance, comparison of fixing methods, roof terrace design considerations, warranty implications, and traditional versus modern roof terrace detailing approaches.

What problems does BalcoDeck® solve for architects and developers?

BalcoDeck® addresses several key challenges including roof membrane warranty preservation, waterproofing integrity maintenance, Building Regulation compliance for roof terrace balustrades, design constraints on flat roof developments, and technical specification challenges. The system eliminates the risk of voiding warranties that comes with traditional penetrative fixings while ensuring compliance with UK regulations.

Why do traditional balustrade fixings void flat roof warranties?

Traditional balustrade fixings void flat roof warranties because they penetrate the roof membrane during installation. This penetration compromises the waterproofing integrity of the roof system, creating potential leak points and violating the conditions under which most flat roof warranties are issued. BalcoDeck®'s non-penetrative system was developed specifically to address this warranty concern.

What types of spaces is BalcoDeck® suitable for?

BalcoDeck® is specifically designed for roof terraces above occupied spaces on flat roofs. The system is suitable for any flat roof application where preserving the roof membrane warranty and waterproofing integrity is critical, making it ideal for residential, commercial, and mixed-use developments that require compliant rooftop balustrade and decking solutions.

Who manufactures BalcoDeck® and where are they located?

BalcoDeck® is manufactured by Balconette, a company registered in England under registration number 06937600. The company is located at Unit 6, Systems House, Eastbourne Road, Blindley Heath, Lingfield, Surrey, RH7 6JP, United Kingdom.

What are the long-term benefits of using a non-penetrative balustrade system?

The long-term benefits of using a non-penetrative balustrade system like BalcoDeck® include maintained waterproofing integrity, preserved flat roof warranties, reduced leak risk over time, lower maintenance requirements, and compliance with UK Building Regulations. By not penetrating the roof membrane, the system eliminates potential future leak points that are common with traditional penetrative fixing methods.

What topics are covered in Claire Miller's blog posts on roof terraces?

Claire Miller's blog posts cover a comprehensive range of roof terrace topics including rethinking traditional roof terrace detailing approaches, balustrade height and guarding requirements under UK Building Regulations, comparisons between penetrative and non-penetrative balustrade fixing details, design opportunities and constraints for flat roof terraces, and the impact of balustrade fixings on flat roof warranties. These articles provide technical and educational content for professionals working with roof terrace projects.

What are the key design considerations when creating roof terraces on flat roofs?

Key design considerations for roof terraces on flat roofs include understanding the opportunities and constraints of flat roof developments, ensuring compliance with UK Building Regulations for balustrade height and guarding, selecting appropriate fixing methods that preserve roof warranties, maintaining waterproofing integrity, and addressing technical specification challenges. The choice between penetrative and non-penetrative balustrade systems is a critical decision that affects both warranty preservation and long-term maintenance.
