When architects and developers design roof terraces above occupied space, one question often arises early in the detailing process: do balustrade fixings affect the waterproofing warranty?

In many cases, the answer depends on how the roof membrane is treated after installation.

Most flat roof membranes are supplied with warranties covering materials and workmanship. However, those warranties typically apply to the membrane as installed. When penetrations are later introduced – for example when balustrade posts are drilled through the waterproof layer – the situation can become more complex.

Some membrane manufacturers require penetrations to be approved in advance and detailed using specific collars or flashings. Others may limit warranty coverage once modifications are introduced after installation.

Because balustrades are usually installed after waterproofing works have been completed, responsibility for penetrations can sometimes sit across multiple trades. If leaks develop later, determining liability can quickly become complicated.

For this reason, some architects are increasingly exploring terrace systems that avoid membrane penetrations altogether.
